Lord Stanley Comes to the Wildwood Boardwalk

Last Friday, Sea Point Pier hosted something that doesn’t happen very often in a shore town: the Stanley Cup. Former Philadelphia Flyer Nick Deslauriers — who won the Cup this year with the Carolina Hurricanes — chose the Wildwood boardwalk as the backdrop for his official day with Lord Stanley. From 1 to 6 p.m., fans packed the pier, snapped photos, and even drank from the Cup. As the night rolled in, Nick was photographed with the Cup against a backdrop of fireworks lighting up the Jersey Shore sky.

For a Flyers fan, watching the Cup come home to South Jersey — even in a Carolina jersey — carries a certain weight. And for our community, moments like this are more than just good social media content. They’re reminders of something important: people love this place. They choose to celebrate their biggest moments here.

Why does this matter beyond the hockey story?

Community identity drives emotional attachment. Emotional attachment drives buyer demand. Events like this are part of what makes the Jersey Shore a destination worth owning a piece of. Strategy > Luck — and this is the local energy that keeps our market strong.

Bronco Invasion Wraps — A Month of Beach Takeovers

The Bronco Invasion just wrapped up, closing out a stretch that also included the Jeep Invasion earlier in July. Between the two events, thousands of off-road enthusiasts and their families descended on the Shore — and with them came serious foot traffic for our local shops, restaurants, and rental properties.

Three major beach takeovers in a single month represents a sophisticated approach to shoulder-season programming — and it’s working. For rental property owners, this kind of event diversification fills gaps in the calendar between July Fourth and Labor Day. It is worth paying attention to as you evaluate the revenue potential of any Shore investment.

Coming Up: Baby Parade, Nelly & the Full Summer Lineup

The Shore’s summer calendar shows no signs of slowing down. Here’s what’s on the horizon:

Jul 28

Baby Waddle Parade

Wildwood Convention Center. One of those beloved Shore traditions that has been delighting families for decades. If you’ve never taken your kids or grandkids to the Baby Parade, this is the year to fix that.

Jul 29

Baby Parade

Also at the Wildwood Convention Center. Costumes, strollers, and a tradition that goes back generations at the Jersey Shore. Pure nostalgia, full heart.

Jul 30

Q102 Summer Beach Tour with Nelly — Sea Point Pier

Doors at 5:00 p.m., concert open to the public at 6:30 p.m. If you’re a rental property owner and this weekend isn’t already booked, it should be. If you’re a prospective buyer — come down July 30, walk the boardwalk as the sun goes down, and feel the energy firsthand.

The Ongoing Summer Rotation

  • Downtown Wildwood Farmers Market — every Saturday morning
  • Friday Night Fireworks — a Shore staple that never gets old
  • Music at the Plaza and the weekly Concert Series
  • Crest Music Series — every Wednesday and Saturday evening at Centennial Park, Wildwood Crest
  • Cape May-Lewes Ferry Concert Series — free admission, lawn seating, bands from 5:30 to 8:30 p.m.
  • Cape May Bandshell — live music throughout the season

To our second homeowners who haven’t made it down yet this summer:

Come. The lineup is too good to watch from a distance, and your community is here. Don’t sleep on it — we’d love to see you with your cohort.

Mortgage Rate Reality Check: The Honest Conversation Buyers Need to Hear

Let’s talk about what everyone is asking about. Mortgage rates.

The 30-year fixed rate is currently averaging around 6.5% — a small uptick from 6.4% the previous week. It’s not a dramatic move, but it’s enough to keep some buyers frozen at the starting line. Should you keep waiting?

After more than 20 years working this market, here is the most honest answer we can give:

“Marry the house. Not the rate.”

— Chip Watson, Jersey Shore Real Estate Experts

Major forecasters including Fannie Mae and Freddie Mac are projecting some rate movement in the coming months — but no one is forecasting a return to pandemic-era lows. A meaningful but modest easing is possible. A rate miracle is not.

What the current environment is actually creating for smart buyers:

  • Purchase demand has softened slightly — fewer competing offers on the properties you want
  • Inventory is growing — new construction coming online and long-term owners beginning to sell
  • Negotiating room is opening up, particularly in markets with longer days on market
  • When rates do eventually ease — refinancing is a straightforward option
  • The right property, at the right price, with the right terms, is still the prize

The families who bought here five years ago — even at higher prices than today — are sitting on substantial equity. The families who were waiting for the perfect moment are still waiting. This market does not reward patience for its own sake. It rewards decisive action based on informed strategy.

🏠

Local Market Data: July 2026

Here’s what we’re actually seeing on the ground in two of our core markets:

🏠 Wildwood Crest

  • Median Sale Price: $775,000
  • Days on Market: ~70 days
  • Character: Balanced — not frenzied, not stagnant

🌎 North Wildwood

  • Avg Sale Price: ~$1.7 million
  • Active Listings: 35
  • Days on Market: ~135 days

Reading the Numbers

Wildwood Crest is showing a balanced market — not the frenzied pace of 2021–2022, but healthy and transacting. Buyers have a window to be thoughtful. Sellers who price correctly are still moving properties. The community’s long-awaited Crest Station business district development adds long-term value to the surrounding residential market.

North Wildwood tells a different story at the premium end. At 135 days on market, buyers have more negotiating leverage here than they’ve had in recent years. If you’ve been priced out or previously lost in competitive situations, the current conditions are worth a serious look.

The Bottom Line for Summer 2026

Markets don’t wait for perfect conditions, and the Jersey Shore never has. Here’s what the data is telling us right now:

Your Shore Property Action Plan

  • 🏠 Inventory is ticking up — more options, more leverage for buyers who are looking
  • 📊 Demand has softened slightly — less frantic competition than recent seasons
  • 💲 Rates are elevated but manageable — and refinancing remains an option when they ease
  • 🎶 Shore energy is strong — Stanley Cup, Baby Parade, Nelly — this community is alive
  • 🔍 If you’re not looking, you will never find it — the right property is out there now
